Demolition of the existing side utility annexe, replaced with a two storey full length traditionally constructed extension.
The new ground floor extension projects slightly beyond the building line at the rear of the property and houses an open plan Kitchen and Dining Entertaining area with bi-fold door access into the garden from the Dining area.
On the first floor, access is granted to the new master suite in the extension from a new opening created at the top of the existing staircase. The master suite encompasses the entirety of the first floor of the extension and comprises a new Master Bedroom with Ensuite Bathroom to the rear.
A new Porch and small entrance foyer/cloakroom is to be projected in front of the existing main entrance on the front elevation. The existing door is to be relocated to the porch and the existing opening converted to an archway.
Works to the existing footprint include conversion of the current Kitchen area to a Utility Room with an accompanying self contained W/C.
